Competition project of a business center for the company "Technopark" in Lviv

Concept

After a detailed analysis of the existing condition and photo-fixation, problems related to the inefficient use of the design area were identified, namely: 

• Lack of multifunctional public space
• Lack of landscaping
• Poor organization of car and pedestrian traffic
• Chaotic parking

In this way, the existing problems and the competition task formed the basis of the project concept - the volume-planning structure of the designed multifunctional building in combination with the existing buildings of the "Technopark" is aimed at the formation of a high-quality public space oriented to pedestrian and bicycle traffic along the street. Fedkovych.

Constituent elements of the concept are also:

• The use of two blocks for shaping and the formation of a semi-open inner courtyard made it possible to structure the space (public-semi-public) and increase the light front of the facade.
• The open multi-level parking lot is designed with ramps for one-way traffic, which made it possible to optimize the planning and economic effect.
• The main entrance to the building and commercial premises on the 1st floor are oriented towards the planned public space along the street. Fedkovych.
• The last level of the complex is the "highlight" of the project - there are coworking spaces, a restaurant, as well as a spacious conference hall with an event hall. Access to the terrace with a beautiful view of the city is provided.

Spatial and planning structure

The volume-planning structure of the building consists of 2 parts - a 6-level open parking lot and a 5-story block of commercial purpose (trade, offices), united on the upper level by an event hall with a terrace, and on the lower - horizontal communications. 

The main entrance of the multifunctional public building together with commercial premises (cafes, shops) is oriented towards pedestrian and bicycle transit along the street. Fedkovych with the formation of public space around it. From the spacious hall on the first level, there is vertical communication between the levels (staircase and 2 passenger elevators). A freight elevator with loading from the first level of the parking lot for transporting presentation cars to the event hall has been designed nearby. The 2nd-4th floors are designed for office space. The 5th level contains a conference hall with an event hall, a restaurant and a co-working space. The event hall leads to a spacious terrace. The terrace and the restaurant offer a wonderful view of the historical part of the city.

Loading of the parking lot is carried out by ramps from the inner yard. Ramps with one-way traffic - one for entry, the other for exit. Another ramp serves the basement level. From each level of the parking lot there is a connection through the main stairwell with the office premises. There is an evacuation stairwell at the end of the parking lot.

Structural diagram 

The basis of the designed building is a monolithic reinforced concrete frame with supporting columns and beams. The external crossed columns of the parking lot, in addition to the constructive function, add aesthetic expressiveness. 

The roof is combined, partially operated.

External enclosing structures - a system of hinged facades.

Materials

Glazing with black frames and composite panels in the system of hinged ventilated facades are used as finishing materials.

Corroded metal panels (Corten Steel) are used to fence the parking lot.
